J. Daniel Pardue was recently awarded construction management
contracts for remodeling of the Piney Creek School gym. The 4-0 vote
came Feb. 25 after a short closed session during which they discussed
the matter. Board member Betsy Dillon was unable to attend the meeting.
The oversight fees are not to exceed $9,500, stated Superintendent
Jeff Cox.
According to a document provided by the school system, Pardue
proposed a cost of $75 per hour for pre-construction services, not to
exceed $3,500. Services mentioned in this portion of the project
included 75 to 80 percent complete construction drawings for
constructability, potential cost savings and document accuracy.
Others included reviewing bid documents with the architects,
reviewing final construction documents, coordinating bid packages and
having a pre-award meeting with the apparent low bidding contractor.
The construction phase, with a cost of $75 an hour is slated not to
exceed $6,000. Services mentioned in the portion of the project
included conducting a pre-construction meeting with the owner,
architect and contractor, create a project schedule, address
contractor responsibilities and discuss the quality of the work
expected. In addition, weekly project meetings will be conducted with
the contractor and all sub-contractors working on the site and
meetings are anticipated to take place between Pardue, the owner and
the architect on a monthly basis to discuss payment requests of the
contractor.
The document also read, "Reimbursed expenses would include postage
and any overnight delivery charges that would be requested by the
owner."
Jim Shepherd also submitted a fee proposal to the school system for
consideration. In an e-mail to the superintendent dated Feb. 12,
information indicated a subtotal of $22,665, a 5 percent contingency
total of $1,133.30 for a combined total of $23,799.20.
