The Alleghany County Board of Commissioners heard comments from several local residents, including representatives of the real estate industry, concerning a proposed subdivision ordinance at its regularly-scheduled 3:30 p.m. meeting Monday.
County Planner Jack Conaway, the author of the proposal, said the county needs a document that can be enforced and one that is not dependent on the industry for compliance.
He also noted that he wrote the ordinance to the best of his ability to be adopted 'as is' if possible. "What I am presenting is exactly what I think it will take," Conaway said. "I think this is a satisfactory ordinance to deal with the subject of subdivisions."
Conaway said he tried to make the ordinance 'friendly.' "The board asked me to create as friendly and customer oriented an ordinance as possible."
Measures included for lot size and road requirements will ensure emergency vehicle access, school bus access and eventual state road status for subdivisions. "Every resident and every taxpayer has already paid for the service of having a school bus pick up their children," Conaway pointed out. He said lot size requirements will help prevent sewage problems in years to come.
In addition, Conaway said he feels drawing roads on paper that have yet to be built is a bad business practice, a bad public policy and against state law after a subdivision ordinance is passed.
The board agreed to hear comments from the audience, which was made up of nine local residents.
