Development guidelines provided to the county by the state Division of Community Assistance have been implemented by the Alleghany County Board of Commissioners.
While the document calls itself a "Land Development Plan," county officials are quick to point out that the plan is simply a set of guidelines to steer future planning.
The plan was prepared more than one year ago by Community Planner Jeff Fischbach, who was in the county to help facilitate the necessary research and development needed to create a comprehensive study.
County Planner Jack Conaway told the commission on Sept. 17 that the plan will help guide future efforts of the commission to make a land development ordinance, although the document has no ordinance-type authority.
"The significance of this plan is that it provides us with information as we progress with our pursuit of excellence," Conaway said. Included in the plan are maps of protected watershed and ridge areas and known flood plains. Prior to the development of this plan, the county did not have any comprehensive map of restrictions already on the books from the state and national levels.
Other data included is population and economic information, growth and land use determinants, baseline technical information and other information. Sites such as historic sites, special water areas, land coverage, water and sewer coverage are shown.
