The Sparta Planning Board agreed unanimously Monday night to recommend the approval of a plan for building a moderate-income apartment complex on N.C. 18.
The land had been zoned R-20 (residential). The planning board agreed to recommend the change of the zoning to RMF (residential multi-family), which is the classification needed to build low-density apartments. The complex is being proposed by Regency Development Associates, which is based in Raleigh.
Regency Development Specialist Judy Vann said the apartments will be targeted toward individuals who make around 60 percent of the county's median income, which is about $36,000. Vann said that the complex will not offer subsidized housing for its residents. Apartments will rent for $315-385 for two bedroom units and $360-$440 for three bedroom units, Vann noted.
Local subcontractors would be hired to build the structures, which will cost between $57,000 and $60,000 each to build.
